Boiler Replacement Project
In 2015, Aircon undertook a design-build contract for a commercial serviced apartment building; comprising 50 apartments on 4 floors.
The project involved converting the ground floor bin store into a new boiler plant room housing two condensing boilers and three large calorifiers. The project also required us to replace existing boilers in a second plant room, then install new booster pumps, pressurization unit and expansion vessel.
During the planning phase, our engineer analyzed the building and conducted numerous checks and calculations for reheat times, booster sizing, pump and pipe sizing, ventilation requirements and system expansion. We then made sure that the design complied with regulations for boiler type and size, flue location, Department of the Environment and Local Council Regulations.
As part of the project, we installed a new BMS panel, with control valves for each calorifier. We also installed a new gas detection system, fire alarms, emergency lighting, all of which could be monitored and controlled from the new BMS panel.
The project was completed in six weeks with minimal disruption to building tenants; the HWS was shut down for four hours during change-over to the new HWS.
